Homeownership costs beyond your mortgage
Your budget includes more than principal and interest. Plan for taxes, insurance, association fees, utilities and maintenance to see the complete cost of your home.
One home. Several costs to plan for.
Some expenses may be collected with your mortgage payment. Others are paid separately. Review your statement and loan documents to check what is included.
Your budget at a glance: principal and interest, property taxes, homeowners insurance, applicable flood and mortgage insurance, HOA or condo fees, utilities, maintenance and repairs.
Escrow accounts
What escrow covers. If your loan has an escrow account, your servicer collects funds with your monthly payment to pay covered bills when due—typically property taxes and insurance included in your escrow arrangement. Check your statement; escrow does not cover every ownership expense.
Why your payment can change. Taxes and insurance costs can change the amount collected. A fixed interest rate does not guarantee a fixed total monthly payment.
Review it annually. Check your escrow analysis for shortages, surpluses and payment adjustments. Contact your servicer if a bill or calculation looks incorrect.
Florida property taxes
Estimate taxes for your purchase. Do not rely on the seller's current tax bill. A change in ownership can affect assessed value and future taxes.
Check exemptions and deadlines. Exemptions depend on eligibility. Ask your county property appraiser about tax estimates, available exemptions, homestead requirements and filing deadlines.
Homeowners and flood insurance
Get property-specific quotes early. Review covered events and property, deductibles, exclusions and renewal costs—not just the premium.
Check flood coverage separately. Standard homeowners insurance generally does not cover flood damage. Separate flood coverage may be required for your loan, or worth considering based on the property's risk even when it is not required.
Confirm coverage and costs with your insurer.
Know what your payment includes
Your mortgage payment is one part of your ownership budget. Confirm which bills are included and which you need to pay separately so the same expense is counted only once.
Mortgage insurance and program fees
Conventional loans. Loans with less than 20% down generally require private mortgage insurance (PMI).
Other loan programs. FHA mortgage insurance follows different rules from conventional PMI. USDA guarantee fees have their own requirements. VA loans do not require PMI.
Check your loan documents. Confirm which charges apply and ask your servicer about any removal requirements.
HOA, condo fees and assessments
Confirm regular dues. Association dues are generally paid separately from mortgage escrow. Check the amount, payment schedule and exactly what is included, such as common-area maintenance, amenities or services.
Review association finances. Look at budgets, reserves and pending or approved special assessments. Dues can increase, and special assessments may create additional expenses.
Check the tax bill. Include applicable CDD or other non-ad valorem assessments shown on the property's tax bill. Avoid counting them again if they are already included in your tax estimate.
Utilities and regular bills
Allow for bills paid separately. Include utilities in your ownership budget alongside the mortgage payment, association fees and other ongoing expenses.
Avoid counting costs twice. Check what is already included in your mortgage payment or association dues before adding a separate expense.
Maintenance and repair reserves
Plan for upkeep and unexpected repairs. Keep savings available alongside your regular bills for planned maintenance and costs you cannot predict.
Consider major systems. Review the age and condition of the roof, air conditioning, appliances and other major systems. Allow for servicing, repairs and eventual replacement.
